SUPER STRUCTURE
Thick solid red bricks/AAC blocks/Fly ash bricks for external walls & 4" thick solid red bricks/AAC blocks/Fly ash bricks for internal walls.
PLASTERING
Joint of the RCC structure and brick wall will be covered with mesh before commencing internal and external wall plastering. External and internal wall double coat cement plaster.
ELECTRICAL
Two-way switches in bedrooms. TV points in drawing, living, and all bedrooms. Geyser points in all toilets. AC points in all bedrooms, drawing, and living areas. Light and fan points in parking, gates, balconies, and all rooms. Kitchen includes points for fridge, chimney, hob, mixer/grinder, RO, light, and fan. Switches of Grate White/Legrand/Anchor/MK or equivalent. Cables of Sudhaker/Grate White/Polycab or equivalent.
FLOORING
Drawing, Living, Dining, and 1st Floor Lounge finished with Italian marble (stone cost: Rs 200/- per sq.ft). Staircase features leather-finished granite (Steel Grey or equivalent). Guest Bedrooms have 800x800 vitrified tiles of RAK/AGL/Symphony or equivalent. Master Bedrooms/Media Room utilize wood finish vitrified tiles of RAK/AGL/Symphony or equivalent. Kitchen has matt finish vitrified tiles of RAK/AGL/Symphony or equivalent. Toilets are designed with 300x300 mm matt finish ceramic tiles for flooring and dadoing up to 70" height with 300x600 mm tiles. Balconies include antiskid vitrified tiles (600x600 mm). Parking has rough granite cut pieces (Steel Grey/Tan Brown or equivalent). Landscaping is adorned with Thandoor stones, and the deck features wooden finish vitrified planks of RAK/AGL/Symphony or equivalent.
DOORS & WINDOWS
Main Door includes a Teak wood frame (6"x3") with a 50mm thick veneer shutter, brass hardware, finished with melamine. Internal Doors feature Veneer/African teak frames (4"x3") with 35mm shutters, finished with melamine. Sliding Doors are made of UPVC profile sections with plain glass and mosquito mesh shutters. Windows are UPVC frames and shutters with plain glass and mosquito mesh.
PAINTING/CLADDING
External surfaces combine natural stone/tile, textured finish, and 2 coats of exterior emulsion. Paint brands include Asian/Nippon/Berger/Birla/JK or equivalent. Internal surfaces have a smooth finish with 2 coats of putty, 2 coats of acrylic emulsion paint over primer. Staircase Railing is made of SS with glass.
KITCHEN
Open design for modular kitchen, no cabinets provided. The platform includes a sink and dadoing only. Utility/Wash area has provisions for a dishwasher and washing machine.
GENERATOR
100% backup with acoustic enclosure, including ACs and geysers. DG set common for all villas (Kirloskar/Mahindra/Greeves or equivalent).
