STRUCTURE

R.C.C. framed structure suitably designed to be earthquake resistant.

SUPER STRUCTURE

All external walls: 9” and internal walls: 4½” with good quality solid cement blocks.

PLASTERING

Internal: Cement sand plaster for walls and ceilings.

External: Double coat plaster. Waterproofing will be done in all bath and toilet areas, open terrace, and balcony areas.

ELECTRICAL WORKS

Each room includes light points, fan points, two-way switches for lights/fans in all bedrooms, AC points in all rooms, and concealed FRLS PVC pipes with standard copper wiring. Modular switches with a metal box are used. Power sockets are provided for mixer/grinder, rice cooker/oven, refrigerator, washing machine, dishwasher, chimney, ignition, and aqua guard points. Fire-retardant low smoke wires (Finolex/RR Kable/Lapp or equivalent) and modular switches (Schneider/Panasonic/Legrand or equivalent) are installed. LED light fixtures for car parking area and front elevation areas for energy savings. Backup power: 100% with DG sets.

DOORS

Internal Doors: Frames of engineered wood, moulded, and panelled shutters with veneer polishing, painting, or Masonite skin with branded hardware.

WINDOWS

UPVC windows with glass panels, mosquito mesh, and standard hardware.

RAILINGS

Stainless steel railing on the staircase and toughened glass with SS railing for balconies.

FLOORING AND SKIRTING

Double charged vitrified tiles in living/drawing/dining/kitchen and bedrooms. Ceramic tiles in utility area. Bathrooms and balconies include anti-skid tiles.

KITCHEN UTILITIES/WASH

Provision for fixing water purifier and chimney, washing machine provision at utility area, and dishwasher provision at utility area.

DADO & COUNTER TOPS

Dado for all toilets up to 8'0" in vitrified tiles of reputed make. Kitchen dado up to 3'0" above counter level with ceramic tiles. Utility dado up to 2'0" in glazed ceramic tiles.

BATHROOMS

Wash basin of reputed brand. European water closets in all toilets.

SANITARY

Includes towel rings, toilet paper holder, towel rod, and soap dish in all toilets. Bedroom toilet is equipped with wall-mounted showers with diverters for hot and cold water.

EXTERNAL

Centralized water distribution by hydro-pneumatic system with individual water meters for each villa. Treated waste water from the STP is provided for gardening.

WALL FINISH

Internal: Smooth putty wall finish with acrylic emulsion paint.

External: Sponge finished cement plaster with exterior weatherproof paint.

OTHER INSTALLATIONS

Provision for elevator, air conditioners, and geysers/heaters.
