STRUCTURE

Reinforced cement concrete framed structure.

WALLS

9" External and 4" Internal walls of Good quality cement blocks with cement mortar.

PLASTERING

Smooth sponge finish plastering in two coats to internal and external walls & ceilings with cement mortar.

FLOORING

AGL/Kajaria Or equivalent Vitrified tiles of 800 X 800 size for Hall, Kitchen, Dining and all Bedrooms.

Remaining areas are with Anti-skid ceramic tiles.

Granite for staircases and lobbies.

DOORS

Main Door: Best teak wood frame and teak veneer shutter with melamine polishing & standard hardware.

Internal Doors: WPC frames with flush shutters with standard hardware.

WINDOWS

UPVC windows with clear glass with provision for mosquito shutters of standard make.

PAINTING

Internal walls and ceiling: Putty finish with two coats of premium emulsion paint over a coat of primer.

External: Texture or putty finish with 2 coats of exterior emulsion paint with primer of Asian or equivalent.

KITCHEN

Provision for water purifier, hob & chimney.

Separate water lines for municipal water (HMWS&SB) and underground water connection.

Glazed tiles dado up to 2' height above kitchen platform.

Kitchen platform & sinks are in client's scope for modular kitchen design and will not be provided by the builder.

TOILETS

All sanitary fixtures are Cera/Hindware or equivalent make. EWC in all toilets.

All CP fittings are Cera/Jaguar or equivalent make.

Glazed tiles dadoing up to door height of AGL/Kajaria Or equivalent.

ELECTRICAL

a) Concealed copper wiring of Finecab or Polycab make and modular switches of Legrand or equivalent make.

b) Power outlets for air conditioners in all bedrooms.

c) Power outlets for geysers and exhaust fans in all bathrooms.

d) Power plug for cooking range chimney, refrigerator, mixer/grinders in kitchen.

e) Power plug for washing machine in utility area.

f) Three-phase power supply for each unit with individual meter boards.

g) Miniature Circuit Breakers (MCB) of Legrand/Siemens or reputed make for each distribution board.

h) USB Socket

LIFT

2 No. of 8 Passenger and 2 No. of 10 Passenger Lifts of KONE/Johnson or equivalent.

GENERATOR

Generator will be provided for all common areas. Flats with fan and light in each room.
