FOUNDATION

R.C.C. framed structure shall be designed to withstand earthquakes of zone III by a leading structural consultant.

SUPERSTRUCTURE

R.C.C. columns and beams, all main walls 9" and partition walls 4½".

Plaster inner walls - sponge finish, outer walls - rough finish.

DOORS AND WINDOWS

All the main door frames are fully teak wood.

The main door shutter will be both side teak veneer flush door with waterproof polish.

All the windows are aluminium casement windows with glass and grills.

The internal doors are 32mm pre-hung doors factory finished with SS fittings.

The toilet doors are flush doors with chemical treatment and waterproof polish painted on both sides.

KITCHEN

Granite platform with SS sink and ceramic tile dado of 2' height.

Provision for RO water purifier.

STAIRCASE

Granite finish for ground floor to first-floor staircase and other floors with kota stone/tiles and MS handrail.

LIFT

Fully automatic passenger lifts of Johnson or equivalent.

FLOORING

Living/dining/bed/kitchen with 24" x 48" (2 x 4) vitrified tiles of Johnson/AGL/Varmora or equivalent brand.

Balcony flooring will be anti-skid tiles of the above brands.

All other lobbies & corridors with 2 x 2 tiles as per the architect's design.

The driveways are finished with mixed 16 x 16 tiles and interlocking paver blocks.

TOILETS

Design tile concepts as per the architect's design.

Tiles will be provided up to 7 feet in height.

All CP fittings are Jaquar/AGL/Hindware brand fittings.

Sanitary fittings of Jaquar/Hindware or any designer product.

PAINTING

Outer painting will be apex emulsion paint of two coats.

Inner walls will be finished with wall putty.

ELECTRICAL

Concealed electrical wiring and modular switches of Anchor/Greatwhite/L&T.

Wires & cables will be Finolex/Anchor/Havells or equivalent.

Multi DTH & internet points provision in living/dining room.

GENERATOR PROVISION

Adequate diesel genset for the entire building light and fans and all common areas including lift, and motors of Powerica/Mahindra or equivalent brand.

TERRACE

Waterproofing over weathering course with pressed tiles using lime and brick jelly, seating provision as per design.
